It is very important that you receive the best possible Home Inspection from the best possible trained Inspector – and this would be me!
- Insurance and License?
I'm licensed in the State of Tennessee and I carry the necessary insurance.
I’m also a master certified Home Inspector, which I believe is of more value than an insurance.
- There is a pet at the inspection site - is this a problem?
The inspector also must be able to move freely, this often requires a lot moving back and forth from the inside to the outside. Therefore it’s necessary that your pet is supervised by you.
- What about small Children?
- I’m afraid that the house fails the inspection
My focus is safety and quality. Most of my findings are related to or typical maintenance work, or expected wear and tear.
Most sellers are honest and sometimes they just don’t know of some issues.
Ask yourself, when was the last time you’ve been in a crawl space, been in an attic or walked a roof?
If I find some serious issues, they should be immediately corrected to avoid danger, increasing problems and repair costs.
Also, typical maintenance work like painting, caulking etc. is normal and should not be neglected.
What actually is a Home Inspection?
A general home inspection is a visual inspection for system and major accessible component defects and safety issues. The inspection is not technically exhaustive. A "general home inspection" and a "home inspection" are the same thing.
A home inspection is designed to reflect, as accurately as possible, the visible condition of the home at the time of the inspection. Conditions at a home for sale can change radically in only a day or two, so a home inspection is not meant to guarantee what condition a home will be in when the transaction closes. It’s not uncommon for conditions to change between the time of the inspection and the closing date.
It’s a Visual Inspection
A “visual” inspection means that a home inspection report is limited to describing conditions in those parts of a home that an inspector can see during the inspection. Obviously, parts of the home that are permanently hidden by wall, ceiling and floor coverings are excluded, but so are parts of the home that were inaccessible during the inspection for some other reason. Some reasons might include lack of an access point, such as a door or hatch, or a locked access point, or because an occupant’s belongings blocked access, or because of dangerous or unsanitary conditions.
There can be many more reasons. The point is that if an inspector can’t see a portion of the home, the inspector can’t assume responsibility for ensuring that a safe and proper condition exists or that systems are operating properly in that hidden space.

Inspectors need to know when a problem is serious enough to recommend a specialist inspection. Recommendations are often made for a qualified contractor, such as a plumber or electrician, and sometimes for a structural engineer.

You will be asked to absorb a lot of information over a short period of time. Your inspection will entail a written report, including checklists and photos, and what the inspector tells you during the inspection. All of this combined with the seller's disclosure and what you notice yourself can make the experience overwhelming. What should you do?
Relax.
Home inspectors are professionals, and if yours is a member of InterNACHI, then you can trust that he is among the most highly trained in the industry. Most of your inspection will be related to maintenance recommendations and minor imperfections. These are good to know about.
However, the issues that really matter will fall into four categories:
Anything in these categories should be addressed as soon as possible. Often, a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. It’s important to realize that a seller is under no obligation to repair everything mentioned in your inspection report. No house is perfect. Keep things in perspective.

- issues that may hinder your ability to finance, legally occupy, or insure the home if not rectified immediately; and
- safety hazards, such as an exposed, live buss bar at the electrical panel.
